Rojales Town Council has launched a €486,955 project to modernise the municipal Mercado de Abastos and resolve the persistent leaks affecting the building.
The contract covers the replacement of the market’s roof and a comprehensive renovation of its interior, semi-basement and parking area. Work is expected to take four months, with interested companies able to submit bids until August 26.
Tender documents reveal that “countless” attempts have been made to stop water entering through the existing metal roof since the market was built. The continuing leaks have also damaged the interior, leaving many facilities outdated and in need of replacement.
The project will install a new deck-style roof consisting of galvanised steel sheets, mineral wool insulation and a double waterproofing layer. Expansion joints and other vulnerable areas will be repaired, while perimeter sections, gutters and connections to existing downpipes will also be renewed.
Inside the market, new suspended metal ceilings will be fitted alongside modern drywall and enclosure systems. Existing lighting will be replaced with energy-efficient LED technology, while the floor will be renewed using hard-wearing porcelain tiles with a wood-effect finish.
The semi-basement and parking area will receive a new fibre-reinforced concrete surface capable of withstanding vehicle traffic. Parking bay markings will be repainted and new motorised aluminium roller doors installed.
Fire safety will also be improved through the installation of fire-resistant doors, new signage, smoke detectors and a fire detection control panel. The ventilation system will be upgraded with new fans, ducts and grilles.
Additional work will include improvements to electrical installations, painting, cladding and the demolition or removal of outdated materials necessary to complete the refurbishment.
The market stands between Malecón de la Encantá, Pasaje La Comuna and Calle Alberto González Vergel. The contract is valued at €402,442 excluding tax, rising to €486,955 including VAT. No European funding is being used.
Price will account for up to 80 of the 100 points available when bids are assessed. The remaining points will be awarded for reducing the four-month completion period and extending the guarantee. The successful contractor must provide a 5% guarantee and prepare plans covering worker training, recycling and construction waste management.
