Montepiedra SA Promotes Sector Y-1 Modification in Orihuela Costa
Orihuela Council has publicly displayed the modification of the Partial Plan for Sector Y-1 in Campoamor, Orihuela Costa. This modification, proposed by Montepiedra SA, affects plots 1, 2, and 3 a hundred metres inland from the viaduct.
Initially intended for 24 single-family homes, the modification unifies these plots into one, eliminating separating roads and increasing green public areas. The plan now includes 64 attached houses for sale on the Orihuela Costa, shifting from the previous model of isolated single-family homes.
This is not Montepiedra SA’s first such project; they previously modified plot U-8 in the same sector, increasing from 13 detached to 33 terraced houses.
The undeveloped plots are ready for building permits as urbanisation works are nearly complete. The developer aims to begin construction promptly due to a recent rise in real estate activity and growing interest from potential buyers, especially non-EU citizens.
The combined area of plots U-1, U-2, and U-3, totalling 12,771 m², will become a single buildable plot of 10,738 m², now called P-2, reducing buildability. The proposal also enhances the secondary network of green areas by incorporating a new public facility, ZV-6, adding 4,599 m². This new green infrastructure will create a pedestrian-friendly space along the Nacimiento River.
