Owning a home, whether rented or owned, remains a very complicated scenario for the average person. Month after month, prices continue to rise and the slowdown in the solutions proposed by the different bodies makes the future very unclear. The average rent in the Murcia Region rose by 8% in August. However, in the municipalities that make up the Mar Menor it became even more expensive.
One of the municipalities with the highest increase in rental prices is San Pedro. With an increase of 24%, the price per square metre is 8.4, according to the latest report from the property portal Idealista. To put this increase into perspective, it is only four cents lower than in Murcia city (8.8). In San Javier the price is similar to that of San Pedro, although in this case the increase has been 11%.
La Manga and Cabo de Palos also stand out due to their additional attractions. The limited supply makes prices among the most expensive in the Region. In La Manga, a square metre costs 12.4 euros, after a 3.6% increase in August compared to the same month in 2023. Meanwhile, in Cabo de Palos and Mar de Cristal, the price is €10.9/m2, after an increase of 6.9% in the last year.
These increases have been replicated across Spain. According to latest reports the month of August ended with a year-on-year increase in rental prices in Spain of 9.8%, set at 13.1 euros/m2. In the last quarter, the price has fallen by 0.5%, while in the last month there have been no changes.
The report reveals a devastating fact: that half of Spain has average rents at historic highs. Rents have increased in all Spanish regions since July last year. Extremadura leads the rises (19.7%), followed by the Community of Madrid (14.4%), the Community of Valencia (13.3%), the Balearic Islands (11.8%), Asturias (11.6%), the Canary Islands (10.8%) and Galicia (10.7%). Below 10% are the increases in Andalusia (9.5%), Catalonia (8.8%), Aragon (8.8%), the Basque Country (8.4%), Castile and Leon (8.2%), Cantabria (8.1%), the Region of Murcia (8%), Castile-La Mancha (7.6%), La Rioja (6.4%) and Navarre (4.8%).
The Balearic Islands (18.5 euros/m2) and the Community of Madrid (18.2 euros/m2) are the regions with the most expensive prices. They are followed by Catalonia (17 euros/m2), the Basque Country (14.1 euros/m2) and the Canary Islands (14 euros/m2). On the other side of the table we find Castilla-La Mancha (7.1 euros/m2) and Extremadura (7.3 euros/m2) which are the cheapest communities.
